Over the course of 2019 and 2020, residents worked with Southwark Council to consider options for the future of the estate. In October 2020, there was an options survey where residents ranked the options. The favoured option was developed by the Common Grounds team and residents into the ‘Final Option’ which became part of the Landlord Offer Document that was put to residents in a ballot. 

In March 2021, Tustin Estate residents voted in support of demolition and rebuild of the low rise buildings, refurbishment of the council homes on Manor Grove, building new homes in between houses on Manor Grove, a replacement Pilgrims’ Way Primary School, new commercial spaces, and a new park.

In Summer last year, Southwark Council invited architectural practices to tender for developing a design for the Tustin Estate with residents. A team led by dRMM architects, with collaborators JA Projects and Adam Khan Architects was successful. They were appointed to develop the masterplan and Phase 1 design for a planning application.

Since being appointed in September 2021, the design team have been continuing to work with residents to further develop the proposals for Tustin. The evolution of the design was guided by feedback from residents and the Tustin Estate Residents Manifesto.

The designs were submitted for planning application in March 2022. A developer, Linkcity, was appointed by the council in collaboration with residents to deliver the scheme. Works on site are expected to start in September 2022 subject to planning consent.

Tustin Resident Project Group

There's a Tustin Resident Project Group (RPG) which is mainly made up from residents in the low-rise blocks and some residents from the towers.
